  • What’s the difference between Prequalification and Preapproval?

    Prequalification is a fast, rough estimate based on the information you provide. It's a quick chat, but it doesn't verify anything. Preapproval, however, is essential. It involves a full credit check and income verification by your lender. A Preapproval letter is the best tool to show a seller you are serious, fully vetted, and ready to close. We highly recommend starting with Preapproval.

  • What credit score do I actually need to buy a house?

    The good news is that you don't need perfect credit. While Conventional Loans usually require a higher score, government-backed options like FHA and VA loans are designed for more flexible requirements. At JD Agban Group, our expertise allows us to explore options for a variety of credit profiles, including specialized programs that may consider scores as low as 500.   • Do I really need a 20% down payment?

    Absolutely not. The 20% down payment myth is the number one reason people delay buying. Many popular programs require much less:


    FHA loans often allow you to put down as little as 3.5%.


    VA and USDA loans offer 0% down payment options for eligible borrowers.


    Remember, you will also need funds to cover closing costs, which are separate fees for services like appraisals, title work, and origination. We make sure these are calculated clearly up front.

  • How long does the mortgage process take from application to closing?

    While every loan is unique, the average timeline from a fully submitted application to closing is typically 30 to 45 days. The timeline depends heavily on how quickly we can get documentation from you and how fast the underwriting process moves.
