Prequalification is a fast, rough estimate based on the information you provide. It's a quick chat, but it doesn't verify anything. Preapproval, however, is essential. It involves a full credit check and income verification by your lender. A Preapproval letter is the best tool to show a seller you are serious, fully vetted, and ready to close. We highly recommend starting with Preapproval.
What credit score do I actually need to buy a house?
The good news is that you don't need perfect credit. While Conventional Loans usually require a higher score, government-backed options like FHA and VA loans are designed for more flexible requirements. Do I really need a 20% down payment?
Absolutely not. The 20% down payment myth is the number one reason people delay buying. Many popular programs require much less:
FHA loans often allow you to put down as little as 3.5%.
VA and USDA loans offer 0% down payment options for eligible borrowers.
